TERMS AND CONDITIONS

TenantReady4UReports provides independent rental inspection and reporting services to licensed property management agencies.

Our services are limited to visual inspections and written reporting and do not include property management, leasing, tenant communication, compliance certification or building inspections.

TenantReady4UReports may provide the following services:

• Entry Condition Reports
• Exit Condition Reports
• Routine Inspection Reports  

All inspections are visual only and based on the condition of the property at the time of inspection.

Reports are prepared for the purpose of assisting property management agencies with documentation and record-keeping and are intended to support dispute resolution processes where required.

Inspections are non-invasive and do not include:

• Structural assessments
• Building compliance checks
• Safety certifications
• Identification of latent or concealed defects  

Reports are based solely on visible and accessible areas at the time of inspection.

Inspection reports include photographic documentation to support written condition descriptions.

Photographs:

• Represent condition at the time of inspection only
• Are not intended to capture every surface or detail
• Should be read in conjunction with written commentary 

Where appropriate, an Entry Condition Report may include a 360° walkthrough video to provide additional visual context of the property’s general condition at the commencement of the tenancy.

360° video:

• Is provided as supplementary reference only
• Does not replace written descriptions or close-up photographic evidence
• Should not be relied upon as a standalone record of condition.

Inspection reports are prepared for the appointing agency only.

TenantReady4UReports accepts no responsibility for reliance placed on reports by third parties, including tenants, landlords or other stakeholders, unless expressly agreed in writing.

By requesting an inspection or engaging TenantReady4UReports to provide services, the appointing agency confirms that it has read, understood and agrees to be bound by these Terms & Conditions.

No separate written agreement is required for these Terms & Conditions to apply.

• Fees are agreed at the time of booking or in accordance with published pricing
• Invoices are issued upon completion of services
• Payment is due within 7 days of the invoice date unless otherwise agreed in writing
   

Failure to pay within the specified timeframe may result in suspension of further services.  

Cancellations must be advised as early as possible.

TenantReady4UReports reserves the right to charge a cancellation fee where:

• An inspection is cancelled on short notice, or
   
• Access is not available at the scheduled inspection time
   

To the maximum extent permitted by law, TenantReady4UReports’ liability is limited to:

• The resupply of the inspection service, or
• The cost of the inspection fee paid TenantReady4UReports is not liable for:
• Pre-existing damage not visible at the time of inspection
• Latent defects 
• Normal wear and tear
• Changes occurring after the inspection date
• Actions or omissions of tenants, landlords or third parties 

Attendance at tribunal or dispute proceedings is not included in inspection services and may be arranged separately by agreement, subject to availability and additional fees.

These Terms & Conditions are governed by the laws of Queensland, Australia.

The parties agree that any dispute arising out of or in connection with the services provided by TenantReady4UReports shall be subject to the exclusive jurisdiction of the courts of Queensland.

TenantReady4UReports reserves the right to amend these Terms & Conditions from time to time. The version published on the website at the time of service engagement will apply.
